These plans, known as as-built plans, capture all relevant details for your specific requirements.

The content of as-built plans varies from project to project, but their importance cannot be overstated. Having these plans prepared serves as a foundation for future planning and documentation, ensuring that you have a clear vision of the property’s current state.

As-built plans

An as-built plans are detailed layouts of a building, tailored to the specific requirements of a project. It can cover the entire structure or a designated area of interest and serves various purposes. Typically, floor plans include the locations and finishes of base building and fit-out walls, doors, windows, columns, floor levels and finishes, fixed joinery, service locations, and more.

This comprehensive information allows stakeholders to gain a clear understanding of the site’s current state, eliminating the need for physical site visits to visualize or capture the extensive data recorded on the drawing. This saves valuable time and resources during the property management phase, especially during the development stage.

However, it’s important to note that a completed building may deviate slightly from the original plans due to unforeseen on-site complications during construction or variations made after the project’s completion. Initial data

Prior to the commencement of construction, all pertinent data is meticulously gathered, encompassing assessor data, surrounding data, tract maps (if available), surveys (if available), zoning ordinances, Zillow/Redfin registered data, Google Street View data, and any other relevant information pertinent to the specific project.

This comprehensive data should be thoroughly reviewed and, where appropriate, incorporated into the as-built plan set.

Scope and plan set content

The scope of future work for a project determines the content of an as-built plan set. Whether the project involves new construction or remodeling existing conditions should be documented. For instance, for a detached ADU project, this may involve a few plot plans, while for a kitchen remodeling project, more precise floor plans and room elevations are required.

Plot plan,
Foor plan,
Basic MEP,
Elevations,
Cross sections,
Roof plan.

Depending on scope we can also provide:

Egress plan,
Drainage/Erosion control details,
Plumbing schematics (c/w, h/w),
Gas schematics,

As-built plans production

Our highly skilled building designers create a series of drawings meticulously considering all the initial data and your project requirements. This process usually takes about five business days, though it can vary depending on the project’s scale. During this phase, we generally don’t need any input from you. However, we may contact you to address any concerns you may have and ensure that your expectations are met.

Result delivery

Initially, we’ll send you a set of as-built plans with a watermark for your exclusive review. This is your final chance to approve any changes or specific data modifications to the plans. Once all approvals are received, we’ll release the plans based on your preferences in the title block or blank. You can choose between a white label (your title block) or our title block (white label). You can also select a format (24’’x36’’ or 11’’x18’’). You’ll receive both PDF and DWG (CAD) files. Source files are subject to an additional charge.
